Twelve Steps to help clarify the purchasing process

1. Pre-Qualifying

We always recommend pre-qualifying for a mortgage with your bank, lender or mortgage broker before taking any further steps in purchasing a home. Need some advice? We can help.


2. Private Viewing Process

The fun begins. We discuss your wants, needs and wishes for your future property. This ensures we are viewing the right properties for you within your budget and suitable area.


3. Review

Comparing the properties that you have viewed and weighing the pros and cons of each will help to establish a sense of value and how suitable the property may be for you personally.


4. Writing an Offer

Once you have determined the property that is just right for you, we will prepare and present the offer on your behalf.


5. Accepted Offer

This is when all parties agree on the terms of the sale. The contract is fully signed, and changes have been initialed. There may still be conditions to the contract that the buyer and/or seller are under obligation to resolve before the sale becomes firm.


6. Inspection

Any inspections you wish to do should be booked immediately after the offer is accepted.


7. Condition Removal

Once all condition to the contract have been addressed a waiver or amendment to the contract is signed stating that all conditions to the sale have been removed, and the property is sold firm.


8. Lawyer or Notary

It's a good idea to choose your lawyer or notary immediately after the deal is firm, that way our office can send paperwork right away.


9. Sign Documents with Lending Institution

If you are taking out a mortgage, you will meet with your lending institution to sign the necessary documents.


10. Sign Documents with Lawyer or Notary

Usually a few days before the closing date, your lawyer or notary will schedule a meeting with you to sign all the necessary documents at this time your lawyer will cover the parts to the contract in greater detail including title search information, disbursements and any adjustments.


11. Closing day

On this day your deal "closes". You will receive the money for your property and the title changes hands. You will receive a call, usually mid-day from us or your lawyer's office directly with instructions for receiving the keys to your new home and moving begins.


12. Follow-up

During and after the purchase process we will make contact with you to ensure that everything has gone smoothly and according to plan.
